    A short 7 minute walk and pole to Phoenix base area and Williams Lake trail head for summer hiking. Grill out and dine on the balcony among New Mexico's tallest peaks.     Summer activities include hiking, mountain biking, mountain stream fly fishing, white water rafting / kayaking, Taos Ski Valley Summer Festivals and events all enjoying the cool mountain air nights. Located just a stone's throw (2 minute walk) to Williams Lake Trail Head for the awesome Taos Mountain Hike to Williams Lake.

    A 'portage and pole' property. Taos standard for 'Ski in Ski Out' indicates one does not have to get in their car to reach the slopes, but rather that lifts and runs can be reached by a relatively short walk and/or pole. Wheeler Peak 106 is one such property with a 7 minute portage and pole for adults and a 10 minute portage and pole with children.

    RESERVATIONS: Are confirmed & property is taken off market when contract is completely filled in and received by Premiere. For reservations made more than 30 days from arrival, 50% deposit is due at time of booking. Balance is due 30 days before arrival (60 days Xmas/NY’s, Spring Break and reservations of 14 or more nights). Reservations made within 30 days of arrival will be charged to a Visa, Mastercard or Discover.

    CHECK IN: Check-in is anytime after 4 pm. Check-out is no later than 10:00 am so housekeeping can be ready for next party arrival at 4:00 pm.

    CANCELLATION POLICY: More than 30 days before arrival (60 days Xmas/NY’s, Spring Break, and reservations of 14 or more nights) cancellation fee is 21% of total reservation. Less than 30 days before arrival, (60 days Xmas/NY’s, Spring Break, and reservations of 14 or more nights) forfeiture of 100% of full reservation unless property is rebooked for entire stay at same rate. If booked for less, refund portion will be prorated (less the 21% cancellation fee). There are no refunds for late arrival or early departure. Travel Insurance coverage provided by CSA Travel Protection is optional. Please contact us to add the insurance or call CSA at (866) 999-4018 with coverage questions

    CUSTOMER SERVICE: Each property has a private caretaker to assist guests with maintenance issues, lost keys, directions, etc. Guest is to contact caretaker for such issues. If there is an urgent matter and caretaker does not respond with 30 minutes guest should then call Premiere at 800-987-8423.

    DEPARTURE: Property is to be left in good order by following the printed guidelines in each home. Should the guidelines be missing common sense should rule. Should property be left in poor order please read “SECURITY DEPOSIT” below.

    GUEST POLICY: Should there be more overnight guests (including children) other than number disclosed in contract (other than prior approved visits) the party will be required to immediately vacate the premises without refund and full security deposit will be forfeited. If a large party gathers without prior disclosure to “Premiere” the full security deposit shall be forfeited and party will immediately terminate.

    SECURITY DEPOSIT: Debit Cards will be pre-authorized for $525. Should damages or extra cleaning occur, my credit card will be charged $500.00 dollars plus a $25.00 dollar non-refundable service charge. Premiere Properties will send $500 to the homeowner along with my name, address, email and phone number. Prorated refund will be returned directly by Homeowner. Evidence of unauthorized pets or smoking in the house will result in forfeiture of full security deposit. (see direction sheet for partial explanation of possible damages) Premiere Properties will be held harmless and will not be involved in damage negotiations.

    WAIVER OF LIABILITY: This property is privately owned & cared for. Premiere Properties is acting as Reservation Service only for the use of the subject property. For homes with hot tubs, I understand the risks of hot tub/Jacuzzi use, and recognize that for some people adverse reactions can occur, including but not limited to skin rash. Neither Premiere Properties, nor the Owner or their Agents will be held liable or responsible for personal injury, accidents, loss of life, valuables or personal property due to fire, theft, neglect, or any catastrophe or natural disaster which might occur at the above named property during the above stated time period. If this property becomes unavailable, due to unforeseen circumstances, I understand Premiere Properties will do all possible to move my party to an equal or upgraded option.

    PAYMENT: All funds due within 30 days of arrival (60 days Christmas, New Year, Spring Break and reservations of 14 or more days). 50% deposit of total reservation due by check within 7 days of booking.

    Wonderful, just wonderful! As advertised - 4 wheel only but worth the effort. Arrived in a snow storm to a very comfortable home away from home - loved the heated floors on the chilly mornings, very clean, well organized space and beautifully decorated.     This was our first family vacation to the Taos. We choose to stay in the Taos Ski Valley to enjoy the nature. The choice of Wheeler peak condominium was perfect. The location of our condominium was perfect and provided amazing views of the wheeler and kuchina peak. We stayed there 8 nights and were very comfortable with three kids. The unit is clean and well maintained. Everyday we had great hike to the mountain and other activities in the Ski Valley. Will do it again. - R. Ali

    Perfect family condo with amazing mountain views. Wonderful, clean condo with spectacular views! Our family of 4 had a fantastic summer vacation in Taos Ski Valley while staying at Wheeler Peak #106. The mountains can be seen from the front and back of the unit, so you feel part of the landscape. The condo was a perfect landing pad between hiking, rafting, horseback riding and sightseeing. We enjoyed having a full kitchen and full-sized washer & dryer in the unit. Our kids loved the roomy TV loft. We could have easily brought 1 or 2 more guests with us. The property manager was very responsive, and Premier Properties made the reservation process easy. Other condo residents were very friendly, too. We would highly recommend this property! (Winter guests: 4x4 vehicle is required to get up the road to the condo.) - A. Piel

    Great condo! Absolutely loved Taos and enjoyed this condo. The property is relatively new and well-built. Finishes and furnishing were above average. They advertise 4x4 required in the winter. Road was steep and snow packed. Our 4x4 made it just fine. One bonus to being high up the mountain was the amount of snow. We loved sledding down the driveway and playing in the snow after skiing. - Jon Willis
