Casa de Campo, is ideally located between the town of “Taos” (11 minutes) and “Taos Ski Valley” (20 minutes). With 360 degrees of majestic mountain views, a favorite pastime at Casa de Campo is sitting on the second-floor deck watching the “Alpenglow”, a deep reddish glow materializing across the “Sangre de Christo Mountain” (Taos Mountain) at sun set……..Not to be missed!

Casa de Campo’s décor and open floor plan is warm, inviting, and perfect for vacationing groups. An open kitchen looks out onto the den, living and dining areas, so those in the kitchen never feel removed from the action. The wood burning kiva fireplace and viga ceilings guarantee traditional southwest Taos architecture.

All 4 bedrooms are tastefully appointed. The large King master bedroom is a completely private luxury escape and is privately alone on the 2nd floor. This bedroom comes complete with a large flat screen satellite TV and giant mirrored closet doors. The large in-suite bathroom has a myriad of closet space, a large jetted tub, separate walk in shower and private commode room. Also, reached from the 2nd floor landing and adjacent to the Master bedroom, is 2nd story view deck including a pair of turquoise rocking chairs and wood burning “orno” (clay pottery fireplace imported from Mexico ) adding another dimension to the views that are already “hard to leave”.

On the first floor is bedroom #2 (located down its own private hall) with a Queen bed, incredible mountain views and immediate access to the adjacent bathroom with walk-in-shower. This bedroom is also closest to the outdoor hot tub and adobe walled enclosed back yard. On the opposite side of the house is a wing with guest bedrooms #3 & #4 which share their own open den with a second satellite TV. Bedroom #3 includes a pair of elegant twin beds each with an accompanying trundle bed (pulls out from underneath) and can be perfect for a large group of guests with children.
Adjacent in the same hall is a 2nd King bedroom plus a separate shared full bathroom with tub-shower-combo and double sinks.
Casa de Campo includes beautifully maintained grounds, a wonderful outdoor living and dining area all enclosed for privacy in an adobe walled backyard. Included is a hot tub to soak weary muscles after a day of vacationing (skiing, hiking, biking, shopping) and a fire pit for evening visiting. Spectacular views greet you at every turn, and large picture windows throughout the first-floor living areas allow guests to enjoy views both inside the home and outside.

PREMIERE PROPERTIES POLICIES

RESERVATIONS: Are confirmed & property is taken off market when contract is completely filled in and received by Premiere. For reservations made more than 30 days from arrival, 50% deposit is to be paid by check due within 7 days of booking. Balance can be paid by check or Master Card/Visa and is due 30 days before arrival (60 days Xmas/NY's, Spring Break and reservations of 14 or more nights). Reservations made within 30 days of arrival will be charged to a Visa or Mastercard.

CHECK IN: Check-in is anytime after 4 pm. Check-out is no later than 10:00 am so housekeeping can be ready for next party arrival at 4:00 pm.

CANCELLATION POLICY: More than 30 days before arrival (60 days Xmas/NY's, Spring Break, and reservations of 14 or more nights) cancellation fee is 21% of total reservation. Less than 30 days before arrival, (60 days Xmas/NY's, Spring Break, and reservations of 14 or more nights) forfeiture of 100% of full reservation unless property is rebooked for entire stay at same rate. If booked for less, refund portion will be prorated (less the 21% cancellation fee). There are no refunds for late arrival or early departure.
Travel Insurance coverage provided by Travel Guard is optional. Please call Travel Guard for more information.

CUSTOMER SERVICE: Each property has a private caretaker to assist guests with maintenance issues, lost keys, directions, etc. Guest is to contact caretaker for such issues. If there is an urgent matter and caretaker does not respond with 30 minutes guest should then call Premiere at.

DEPARTURE: Property is to be left in good order by following the printed guidelines in each home. Should the guidelines be missing common sense should rule. Should property be left in poor order please read "SECURITY DEPOSIT" below.
GUEST POLICY: Should there be more overnight guests (including children) other than number disclosed in contract (other than prior approved visits) the party will be required to immediately vacate the premises without refund and full security deposit will be forfeited. If a large party gathers without prior disclosure to "Premiere" the full security deposit shall be forfeited and party will immediately terminate.

SECURITY DEPOSIT PER DWELLING: Debit Cards will be pre-authorized for $525. Should damages or extra cleaning occur, my credit card will be charged $500.00 dollars plus a $25.00 dollar non-refundable service charge. Premiere Properties will send $500 to the homeowner along with my name, address, email and phone number. Prorated refund will be returned directly by Homeowner. Evidence of unauthorized pets or smoking in the house will result in forfeiture of full security deposit. (see direction sheet for partial explanation of possible damages) Premiere Properties will be held harmless and will not be involved in damage negotiations.

WAIVER OF LIABILITY: This property is privately owned & cared for. Premiere Properties is acting as Reservation Service only for the use of the subject property. For homes with hot tubs, I understand the risks of hot tub/Jacuzzi use, and recognize that for some people adverse reactions can occur, including but not limited to skin rash. Neither Premiere Properties, nor the Owner or their Agents will be held liable or responsible for personal injury, accidents, loss of life, valuables or personal property due to fire, theft, neglect, or any catastrophe or natural disaster which might occur at the above named property during the above stated time period. If this property becomes unavailable, due to unforeseen circumstances, I understand Premiere Properties will do all possible to move my party to an equal or upgraded option.
PAYMENT: All funds due within 30 days of arrival (60 days Christmas, New Year, Spring Break and reservations of 14 or more days). 50% deposit of total reservation due by check within 7 days of booking.
