    Twining Condos - with dramatic lofts, 2 story wood burning stone fireplaces and outdoor balcony views of Al's Run are an all-time favorite with returning guests. Located in the heart of Taos Ski Valley Village within a 5 minute easy walk to lifts, restaurants, shops, hiking and night life means there's no need to get in your car until ready to go home. The all-time famous "Bumps" convenience store for last minute forgotten items is an “easy walk” added convenience also.

    Recently upgraded stem to stern in Summer of 2013, guests now enjoy upgraded stainless steel oven / range, dishwasher, fridge, hardwood floors, new air tight windows, southwest area rugs. freshly painted walls and more.

    Fully equipped kitchen plus Wi-Fi high speed internet, private phone, wood for the fireplace and great ski run views are just a few of the benefits of staying at this well cared for condo. Summer time, along with natural cool mountain air (coolest temperatures in the Southwest!) enjoy open balcony doors and daily live music filling Taos Ski Valley's entire village.     Summer or winter, Twining 9 is an inviting condo with chalet ambiance, panoramic views from large living room windows and second floor balcony showing off Taos Ski Valley mountains and the picturesque Alpine village. Guests repeatedly tell us they think they are in the Swiss Alps.

    Taos standard for "Ski in Ski Out" indicates one does not have to get in their car to reach the slopes, but rather that lifts and runs can be reached by a relatively short walk and/or pole. Stay at Twining condo #9 for the closest thing to " Ski in Ski out " without " ski in ski out" rates!

    Twining #9 is a 2nd story condo, with a flight of stairs to the 1st floor with 2 bedrooms and full bathroom. The 3rd story, offering great views, deck and sliding patio doors catches the live summer music so special to TSV. Please be informed, there is a second flight of stairs from the bedroom level up to the living area.

    4x4 or chains highly recommended in winter. If in doubt, pack a set of chains for "just in case".

    FREE PARKING for "ONE CAR ONLY" PER UNIT. Others may park free at public parking about 1 block away or right next door for $20/day for Twining Guests ($30/day for non Twining Guests).

    Trash is to be placed in the on-site caretaker's pickup truck for hauling away. Please do not leave it on the sidewalk by your front door.

    PREMIERE PROPERTIES POLICIES

    RESERVATIONS: Are confirmed & property is taken off market when contract is completely filled in and received by Premiere. For reservations made more than 30 days from arrival, 50% deposit is to be paid by check due within 7 days of booking. Balance can be paid by check or Master Card/Visa and is due 30 days before arrival (60 days Xmas/NY's, Spring Break and reservations of 14 or more nights). Reservations made within 30 days of arrival will be charged to a Visa or Mastercard.

    CHECK IN: Check-in is anytime after 4 pm. Check-out is no later than 10:00 am so housekeeping can be ready for next party arrival at 4:00 pm.

    CANCELLATION POLICY: More than 30 days before arrival (60 days Xmas/NY's, Spring Break, and reservations of 14 or more nights) cancellation fee is 21% of total reservation. Less than 30 days before arrival, (60 days Xmas/NY's, Spring Break, and reservations of 14 or more nights) forfeiture of 100% of full reservation unless property is rebooked for entire stay at same rate. If booked for less, refund portion will be prorated (less the 21% cancellation fee). There are no refunds for late arrival or early departure.
    Travel Insurance coverage provided by Travel Guard is optional. Please call Travel Guard for more information.

    CUSTOMER SERVICE: Each property has a private caretaker to assist guests with maintenance issues, lost keys, directions, etc. Guest is to contact caretaker for such issues. If there is an urgent matter and caretaker does not respond with 30 minutes guest should then call Premiere at.

    DEPARTURE: Property is to be left in good order by following the printed guidelines in each home. Should the guidelines be missing common sense should rule. Should property be left in poor order please read "SECURITY DEPOSIT" below.
    GUEST POLICY: Should there be more overnight guests (including children) other than number disclosed in contract (other than prior approved visits) the party will be required to immediately vacate the premises without refund and full security deposit will be forfeited. If a large party gathers without prior disclosure to "Premiere" the full security deposit shall be forfeited and party will immediately terminate.

    SECURITY DEPOSIT PER DWELLING: Debit Cards will be pre-authorized for $525. Should damages or extra cleaning occur, my credit card will be charged $500.00 dollars plus a $25.00 dollar non-refundable service charge. Premiere Properties will send $500 to the homeowner along with my name, address, email and phone number. Prorated refund will be returned directly by Homeowner. Evidence of unauthorized pets or smoking in the house will result in forfeiture of full security deposit. (see direction sheet for partial explanation of possible damages) Premiere Properties will be held harmless and will not be involved in damage negotiations.

    WAIVER OF LIABILITY: This property is privately owned & cared for. Premiere Properties is acting as Reservation Service only for the use of the subject property. For homes with hot tubs, I understand the risks of hot tub/Jacuzzi use, and recognize that for some people adverse reactions can occur, including but not limited to skin rash. Neither Premiere Properties, nor the Owner or their Agents will be held liable or responsible for personal injury, accidents, loss of life, valuables or personal property due to fire, theft, neglect, or any catastrophe or natural disaster which might occur at the above named property during the above stated time period. If this property becomes unavailable, due to unforeseen circumstances, I understand Premiere Properties will do all possible to move my party to an equal or upgraded option.
    PAYMENT: All funds due within 30 days of arrival (60 days Christmas, New Year, Spring Break and reservations of 14 or more days). 50% deposit of total reservation due by check within 7 days of booking.

    Excellent! Everything was very clean, the cabin has lots of things for cooking and everything... We watched the superbowl, the TV and Cable worked perfectly...     Summer in the mountains! Wow! Our family has been coming to Taos for many years, staying in town, on the mesa and Arroyo Seco. We decided to take our chances & try "Mother Natures" natural cooling system on the mountain in Taos Ski Valley. We are hooked! It was awesome. 24/7 peace and tranquility, 24/7 cool days & chilly evenings. We found ourselves looking forward to the beautiful mountain scenery on the trip to town & back.
