ARRIVAL/DEPARTURE: Arrival anytime after 4:00pm Departure anytime before 10:00am. Early arrival/late departure requests must be arranged with caretaker and not with Premiere Properties. There are no refunds for late arrivals or early departures. DEPOSIT POLICY: 50% of total reservation is due at time of booking. Balance will automatically be charged on credit card 30 days before arrival (60 days Christmas/New Years, Spring Break and reservations of 14 or more nights) along with refundable security deposit unles guest requests to pay balance by check. Balance check is due in our office 30 days or before arrival (60 days Christmas/New Years, Spring Break and reservations of 14 or more nights) Security deposit is held against any damages &/or excessive cleaning and is refunded within 7 days of departure. Reservations made less than 30 days from arrival will be paid in full at time of booking by Master Card or Visa. CANCELLATION POLICY: More than 30 days before arrival (60 days Christmas/New Years, Spring Break and reservations of 14 or more nights) 18% (of total reservation). Less than 30 daysbefore arrival, (60 days Christmas/New Years, Spring Break and reservations of 14 or more nights) forfeiture of 100% of full reservation unless property is rebooked for entire stay at same rate. If booked for less nights, refund portion will be prorated (less the 18% of original reservation handling fee). There are no refunds for late arrival or early departure. SECURITY DEPOSIT: Should damages (see "direction sheet"for explanation of possible damages) or extra cleaning occur, your credit card will be charged $500.00 plus a $25.00 non-refundable service charge. A check for $500.00 will be sent to the Homeowner along with yur name, address and phone numbers and damage issues will be handled directly between the Homeowner, Caretaker & Guest. Prorated refund will be returned directly by Homeowner. Evidence of unauthorized pets or smoking in the house will result in forfeiture of full security deposit. Premiere Properties will be held harmless and will not be involved in the negotiations. WAIVER OF LIABILITY: All properties are privately owned and cared for. Premiere Properties is acting as Reservation Service only for the use of subject property. For homes with hot tubs guestsI understand the risks of hot tub/Jacuzzi use and recognize that for some people adverse reactions can occur including, but not limited to, skin rash. Guests agree that neither Premiere Properties nor the Owner or their Agents will be held liable or responsible for personal injury, accidents, loss of life, valuables or personal property due to fire, theft, or any catastrophe or natural disaster which might occur at subject property during contracted stay. If property becomes unavailable due to unforeseen circumstances, guests agree that Premiere Properties will do all that is possible to move giests to an equal or upgraded option at the same contracted rate. # OF GUESTS POLICY : Should there be more overnight guests (including children) other than the number disclosed in the contract (other than prior approved visitors) the party will be required to vacate the premises without refund and full security deposit shall be forfeited. If a large party gathers without prior disclosure the full security deposit shall be forefeited. SMOKING AND PETS: ALL HOMES ARE NON SMOKING. Some homes are pet friendly and require guests to sign a separate "PET AGREEMENT FORM". Should there be evidence of smoking or unauthorized pets full security deposit will be run on credit card and will not be eligable for refund. ALL HOMES HAVE A PRIVATE CARETAKER. Guests are to call/email caretaker with any specific detailed questions regarding properties, difficulties during arrival, maintenance issues and any requests to change optional Kings or 2 Twins to one or the other RESERVATION PACKET: Reservation packet will be emailed on day of reservation. Reservation Packet will include "Contract", Directions to the property, how to pick up the key and caretaker info. and contact numbers. CONFIRMED RESERVATION: Reservation is confirmed & property is taken off market when contract is completely filled in, received by Premiere and funds are on deposit. |
