    PREMIERE PROPERTIES POLICIES

    PREMIERE PROPERTIES POLICIES CHECK IN: Check-in is any time after 4 pm. Check-out is no later than 10:00 am so housekeeping can be ready for next party arrival at 4:00 pm.

    CUSTOMER SERVICE: Each property has a private caretaker to assist guests with maintenance issues, lost keys, directions, etc. Guest is to contact caretaker for such issues. If there is an urgent matter and caretaker does not respond with 30 minutes guest should then call Premiere at 800-987-8423.

    DEPARTURE: Property is to be left in good order by following the printed guidelines in each home. Should the guidelines be missing common sense should rule. Should property be left in poor order please read “SECURITY DEPOSIT” below.

    GUEST POLICY: Should there be more overnight guests (including children) other than number disclosed in contract (other than prior approved visits) the party will be required to immediately vacate the premises without refund and full security deposit will be forfeited. If a large party gathers without prior disclosure to “Premiere” the full security deposit shall be forfeited, and party will immediately terminate.

    CANCELLATION POLICY: More than 30 days before arrival (60 days Xmas/NY’s, Spring Break, and reservations of 14 or more nights) cancellation fee is 21% of total reservation. Less than 30 days before arrival, (60 days Xmas/NY’s, Spring Break, and reservations of 14 or more nights) forfeiture of 100% of full reservation unless property is rebooked for entire stay at same rate. If booked for less, refund portion will be prorated (less the 21% cancellation fee). There are no refunds for late arrival or early departure.

    PAYMENT POLICY: All funds are due within 30 days of arrival (60 days Christmas, New Year, Spring Break and reservations of 14 or more day). 50% deposit will be charged at time of booking if outside of 30 days (60 days Christmas, New Year, Spring Break and reservations of 14 or more days.

    PET POLICY: We allow 1 or 2 dogs in our “Pet Friendly” properties. We have additional pet fees that are calculated on the website after selecting number of Dogs. 1 Dog is $15/night plus tax and 2 Dogs will be $25/night plus tax. We also have our guests fill out an additional pet agreement when bringing dog(s) to the property.

    SECURITY DEPOSIT PER DWELLING: Debit Cards will be pre-authorized for $525. Should damages or extra cleaning occur, my credit/debit card will be charged $500.00 dollars plus a $25.00 dollar non-refundable service charge. Once cost of damage/extra cleaning has been finalized, guest will be refunded the difference if less than $500 or charged extra if damage is more than $500. Evidence of unauthorized pets or smoking in the house will result in forfeiture of full security deposit. (see direction sheet for partial explanation of possible damages) Premiere Properties will be held harmless and will not be involved in damage negotiations. WAIVER OF LIABILITY: This property is privately owned & cared for. Premiere Properties is acting as Reservation Service only for the use of the subject property. For homes with hot tubs, I understand the risks of hot tub/Jacuzzi use and recognize that for some people adverse reactions can occur, including but not limited to skin rash. Neither Premiere Properties, nor the Owner or their Agents will be held liable or responsible for personal injury, accidents, loss of life, valuables, or personal property due to fire, theft, neglect, or any catastrophe or natural disaster which might occur at the above-named property during the above stated time period. If this property becomes unavailable, due to unforeseen circumstances, I understand Premiere Properties will do all possible to move my party to an equal or upgraded option.

    If you desire to visit historic Taos, then Alfred's House is the place for you and your traveling companions! Alfred's House dates back to the earliest settlement and was the miller's house on the Rio Fernando de Taos dating from the early 1700's. The Casita, an original adobe, is intact with a traditional wood-burning kiva which has 1 bedroom, bath, living area, kitchen and separate entry and parking. - B. Johnson

    Amazing place! This place kept getting better the more we explored. The main house is very nicely designed, comfortable and tons of space in the kitchen and living room for leisurely cooking, meals and passing time. The casita is off the charts--tons of history, comfortable, cozy and provides a bit more quiet. The compound itself is huge with great tables for outdoor dining, a terrific hot tub, and a fire pit! We were there with three families and the kids had a great time. We are talking about another trip soon! - M. Citrin

    Wow. What a great place to soak up the beauty of northern New Mexico! We stopped in during an autumn cold snap and fell in love with the beehive fireplaces. Beautiful kitchen and front garden both caught the sun and kept us feeling bright. The mix of covered and open spaces allow you to find relaxing comfort zones all day long. Traffic is almost zero yet a few minutes and you are on the town plaza. 10 minutes the other way and you are climbing into the pine canyons of the Sangre de Cristo mountains. We ran and biked and drove to explore authentic New Mexico not unlike the way we knew it the 80's. The feel of the massive adobe walls and the Native american craftmanship connected us to another time. The preserved corner of the pre-Columbian pueblo that once stood on the property is remarkable for its sheer survival and invites one to imagine village activity 500 years ago. The coyote fence kept the dogs in and the coyotes out. The same would go for children. - Pat

    We had 12 people going on a Bike ride to come there , Memorial day weekend we could not even imagine from the pictures what a great place this was ! The service before the arrival , while I fret over most everything, was so well done , the staff so helpful with the directions & what we were to so . Then 3 nights & 4 days of pure bliss !! The rooms where awesome while the kitchen & yard hosted us gabbing & playing in the hot tub which we were the first to use ! The garage made many a of the men happy for all the bikes fit in it !! making our stay safe ! The town was loads of fun ...while Red River & many other attractions where close enough to adventure off too but not the hussel & bussel in our evening relaxing joy & fun ! we look forward to doing this again next year while there is always something different to do. - C.M.

    What a great place for a girl's get a way! We felt at home immediately and throughly enjoyed our week with the spacious kitchen and living area for gathering to share meals and spend time together. Inside and out there were wonderful, cozy, spaces to relax and find your own space wether it's for yoga, reading, or painting. The hot tub was great for unwinding and loosening up after spending the day taking in the sites, shopping, hiking in the mountains or biking around town. We treated ourselves to a spa day at the El Monte Hotel & Resort - a true five star experience - just down the road a few minutes from the house. The proximity to town is ideal wether you want to cook in or eat out (Sid's Market for gourmet groceries and The Love apple for bday dinner some of our favorites). It was inspiring and a great experience for our group of creative friends who hope to make staying at alfred's house an annual trip - Mary M.

    The approach to Alfred's threw us off, but once inside we were pleasantly surprised and relieved. We later learned that the rustic rather primitive appearance with the "coyote fencing" is traditional to Santa Fe, Taos and all of New Mexico. It was certainly new to us and we will remember with fondness our introduction to southwest / adobe architecture. We will be telling many friends and family about Taos and Alfred's House.     We had a great time and Alfred's house was better than the description. The attention to detail and quality of the furnishings is exquisite. There is no doubt that this is the real deal; an authentic southwestern adobe. The large portals (Spanish for covered patios) were nice for hanging out while hot tubbing and relaxing. The covered walkway from the garage to the house is very convenient. If you have a large group we recommend renting the casita as well. My in-laws stayed in there with their own kitchen and made it their own private retreat. - A. Chapman

    I had the pleasure of staying a few days at ‘Alfred’s House’ and couldn’t have asked for a better experience. I don’t know about this Alfred character but I can say that the present owners have gone above and beyond to make the home into a real first class vacation home. They have thought of everything! This home is warm and inviting and in excellent condition. All of the rooms are beautifully furnished with cool art and nice furniture. The beds are the best ever - a real treat, guaranteed good sleeping! I need that bed at home! There’s plenty of room for everybody. The bedrooms are nice and private and one has its own patio. All the outdoor patio areas are wonderful. You really feel like you are in your own exclusive private compound. It is very peaceful and serene. Close enough to town for convenience, yet just the right distance away to have peace and privacy. A fabulous experience, very comfy and relaxing. Also, the giant garage was handy for storing and staging toys and cars – very convenient. Thank you and I can’t wait to book your wonderful Taos home again! - John S.

    Overall wonderful, and we would love to return to this most charming, inviting and oh so "Taos" home. We could easily imagine what it was like to live in this authentic adobe home back in its early days. Thank for providing such an authentic Taos vacation rental home for our annual Taos getaway. - T.
